Understand the calculation base for the commission
The Spotahome Plus commission is a percentage of the total reservation amount, meaning the total value of the contract, not just the first month’s rent. This walkthrough uses an 8% rate, which is the Spotahome Plus rate in Spain, Italy, France, Belgium, Portugal and Ireland; in Germany and the United Kingdom it is 10%. Whatever the rate, the commission includes non-payment protection, property damage coverage and protection against early departures. The rate depends on your country and on the plan you have: check yours in the Plans section of your landlord panel. The percentage used here is the one for this example.
Identify the booking details
To calculate the commission, first identify the total duration of the booking and the monthly rental rate. For example, if you receive a 3-month booking with a monthly rent of €620, you have the necessary details to start calculating the total amount.
Calculate the total reservation amount
Multiply the monthly price by the total number of months to get the overall contract value. In this example, a monthly rate of €620 over three months comes to a total of €1,860.
Apply your commission rate to the total
Once you have the total reservation amount, apply your commission rate to that full total, not just the first month. At 8%, the resulting commission on this booking is €148.80; at 10% it would be €186.
Understand how and when you will receive payments
After deducting the total commission from the initial payment, the first payout you receive will be €471.20.
