The amenities that win mid-term tenants
A five-month tenant isn’t on holiday — they’re living. The amenities that matter are the ones that make a normal week work.
The non-negotiables
- Fast, reliable Wi-Fi — for remote workers and students this is the first filter, before price. State the speed if it’s good
- A washing machine — five months of laundromats is a dealbreaker
- A genuinely equipped kitchen — pots, pans, oven or decent hob; people who stay months cook
- Heating and cooling appropriate to your climate — a Madrid summer without AC will be mentioned in reviews
The differentiators
- A real workspace: a desk, a proper chair, near a window. Post-2020, this single item wins remote-worker bookings against otherwise identical flats.
- Bed linen and towels included — your tenant lands with two suitcases; not buying a duvet on day one matters.
- Bills included — covered in the settings article, but it belongs on this list too.
Tick every box you honestly can: amenity checkboxes are search filters. Each one you leave unticked removes you from every search that uses it. Each one you tick falsely sets up a dispute in the tenant’s 24-hour reporting window. Honest and complete — in that order.
What you can skip
Mid-term tenants rarely choose on hotel extras: no one books five months for a coffee-pod machine or decorative cushions. If budget is finite, put it into the Wi-Fi router, the mattress and the desk chair — the three things a tenant touches every single day.
