What type of rentals does Spotahome offer?
Spotahome manages temporary or month-to-month rentals, with a minimum stay of 30 days. It is not a holiday or daily rental. You can advertise rooms, studios or entire flats and receive tenants looking for medium or long term stays, such as students, professionals or digital nomads.
When do I receive the first month's payment?
48 hours after the tenant's check-in date, by SEPA transfer to the account you have indicated, we will help you by registering you with Stripe.
Who pays the deposit?
The tenant pays it directly to you on the day of check-in, in cash or by bank transfer. Spotahome does not handle deposits.
Does Spotahome pay the rent if the tenant does not pay?
Yes, Spotahome advances the monthly payment to the landlord even if the tenant has not paid, from the check-in date to the check-out date, with a maximum coverage of 12 months (including the security deposit).
What types of damage does Spotahome cover?
Spotahome covers direct material damage caused by the tenant or his guests to the elements included in the official inventory of the property:
  • Damaged or broken furniture and appliances.
  • Structural damage (floors, walls, windows, doors)
  • Breakdowns in fixed installations (plumbing, electricity, heating)
  • Cleaning and change of locks (up to 200 €)
What happens if the tenant leaves early?
If the tenant leaves the property without respecting the 30 days notice period of the contract, Spotahome compensates you with up to one month's rent (after applying the deposit) and gives more visibility to your ad to help you find a new tenant as soon as possible.
Requirement: the contract must expressly include the 30-day notice clause.
What happens if the tenant does not show up on the day of check-in?

If the tenant confirms the booking but does not show up and does not respond to communications, Spotahome transfers the full first payment (30 days' rent in Spain or 1 week in the UK) as compensation. The booked dates become available for new requests immediately.
